What is the maximum number of people allowed in the villa?

The villa holds 8 people in 4 bedrooms comfortably. There is one king size bed, one queen size bed and four twin beds

Are smoking or pets allowed?

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. We regret no pets are allowed.

How far away are the main attractions?

The villa is only 3 miles away from Walt Disney World, Animal Kingdom 3 miles, Epcot 4 miles, MGM 4 miles, Sea World 15 minutes, Florida Mall 30 minutes - so you will not need to spend much time on the road.

Which direction does the pool face?

The pool faces south-west for all day sunshine.

Does the pool back on to other properties/walls etc.?

Unlike some villas, which back onto walls or other properties our villa has views over unspoiled woodland, which also gives more privacy. The pool screen has a privacy fence on both left and right sides.

How do we locate/enter the property?

Entry to the villa is via a keyless lock system called SecurePASS so there are no keys to worry about or lose. Entry is by a PIN entry code that is exclusive to you and automatically activates on your arrival date and time and deactivates after your departure date and time. The PIN entry and alarm codes are on the reverse of your Owner Guest Card which will be provided when you initially visit the Management Company Welcome Center (24/7 access) to collect your arrival guide which will give you directions to our home and much useful background information.

Will we have to bring bed linen/towels etc.?

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.

Do you have any facilities for small children?

Audible safety alarms are fitted to all doors leading onto the pool deck to prevent children venturing out to the pool undetected. A pool safety fence is fitted. You can hire baby equipment through our management company for a modest fee. If you require this service please let us know and you will be given a contact phone number when your final payment has been received.

What entertainment is provided?

High speed wi-fi internet is available throughout including on the pool deck.The gathering room is equipped with a 42" HDTV, Blu Ray player and HiFi system with adaptor for MP3 player. All bedrooms have HDTV and Blu Ray player and one twin room has a Playstation 3. The game room has a billiard table, Foosball and electronic darts

Is the pool heated?

The pool can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85°).

Are there stores near by?

The villa is five minutes away from Formosa Gardens Shopping Center. This has a supermarket, restaurants, Tourist Info Center, Pharmacy and medical center and other stores and services.

Are there any Restaurants nearby?

Within a 5 minute drive there are a number of restaurants around the Formosa Gardens Shopping Center including Outback Steak House, Red Lobster, Buffalo Wings, Burger King, Shoneys, along with Italian, Japanese etc and lots of other restaurants in the near vicinity on US 192, many of whom will deliver.

Are there any medical services nearby?

Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Formosa Shopping Centre 2 minutes away which is beside a drug store (Wal-greens).

What services are provided?

The villa is professionally cleaned prior to your arrival. The pool is serviced weekly and the garden is tended on a regular basis. For your comfort, air conditioning and pest control are checked on a regular basis. The pool deck is given a weekly power wash.

Do we pay extra for any of the equipment in the villa?

No. All facilities are free to all guests at no extra charge.

How do we book?

Completing the on-line booking form is the most convenient way but you may email/phone or write for our comprehensive color brochure and booking form

What if your villa is not available or I require additional accommodation?

We can put you in contact with owners of villas that are maintained to the same high standard as ours.

Who do we contact for questions/emergencies?

The villa is maintained by a professional management company who are there not only to ensure that the villa in tip top condition upon your arrival but also to answer any questions you may have and resolve any problems that may arise during your stay. The company is a member of the Better Business Bureau of Central Florida and so you are assured of expert, timely and friendly assistance if required. They can also provide discounted Attraction tickets.

Do I need travel insurance?

We strongly recommend that all guests take out adequate cancellation or vacation insurance through a broker or travel agent.

How does the phone work?

The telephone at the villa uses the FREECALL system. This allows you to make local, long distance and international calls to over 170 countries at no charge during your stay. So don’t worry how long the kids are on the phone – we'll 'pick up the tab'!
